Look at these South Florida condos and see if you can identify the single most important design/construction feature in all of them. Here’s a few hints. It isn’t the landscaping, the furniture in the models, the under­ ground parking, the views, the exercise equipment, the prestigious name or the “once-in-a-lifetime” discounts currently being offered. Here’s another few hints. You can’t even see it . . . and you can’t hear it.

You can’t hear it because the single most important design/construction feature in any condominium is effective sound reduction. Of course you will be impressed with all the other features and you may not even think to ask about soundproofing. After you spend a few nights in your new condo and wonder who is taking tap dance lessons in the unit above you, it will likely become obvious that you failed to ask about soundproofing.

Regardless of the brand, shape, size or color of the tile installed in a South Florida condominium, if Sound Reduction isn’t specified on the job, chances are that will become the number one complaint. Sound Proofing is the common generic wording that layman use, although the proper technical language to use is “Sound Isolation” or “Sound Reduction” membranes. We recently sat down with Martha Cardona of MC Flooring to discuss how she uses this product on her jobs. She uses Whispermat in all of the condos shown here. And condo management will note that to prospective buyers when they are touring the building. MC Flooring only works in Miami-Dade and Broward counties and 90°/o of their work is high rise construction. The remainder is high-end residential.
